Energy Performance Certificates (EPC's)

As of October 1st 2008, dwellings being offered for rent will require EPC's, EPC's provide a homeowner, landlord or tenant with information regarding how much energy is used to heat and light a house based on standard occupancy conditions.  It also provides recommendations on how a property can be improved and therefore reduce costs and CO2 emissions.  The cost of fuel is only likely to be going up in the future therefore it makes sense to assess dwellings to see how they can be improved cost effectively.

 

Tenancy Deposit Schemes

A landlord does not have to take a deposit, but all those who do so from have to join a government-authorised tenancy deposit scheme.

 

Three schemes have been authorised by the Government: Please click on the following links for further information;

·         An insurance-based scheme operated by Tenancy Deposit Solutions Ltd (a company jointly owned by the National Landlords Association and Hamilton Fraser Insurance Services Ltd) (www.mydeposits.co.uk)
